Concerning Trump Village West vs. the Schrons, this memo went out to residents of TVW on Friday.  It also answers lots of other questions.

Memo – Issued on 11-10-17

Dear Shareholders,

As you may be aware the owners of the Trump Village Shopping Center have sued our complex to get access into the Building 6A parking lot to erect safety protections so that they may construct a new shopping center.  Under N.Y.C. law, certain degree of temporary access to install safety shedding and other protective devices to keep our residents safe may be required.  The extent of the temporary access and the extent of the safety devices to be installed are at the discretion of the Judge assigned to our case. 

I am happy to report that after extensive negotiations, the Board of Directors has entered into an out of court agreement with the owners of the Trump Village Shopping Center.  The agreement gives the parties more control over the extent of the temporary access.  Below are some answers to anticipated questions as to the terms of the settlement agreement. 

How is the complex going to be affected?  The back row along the wall of the parking lot in Building 6A will only be affected by the safety equipment being erected.  Some of those shareholders may have to vacate their spaces for a few days and will be allowed to return to their space or an alternate location.  Those shareholders will be notified in advance if their vehicles need to be moved.

How many cars will be affected?  The construction will affect the back row along the fence of approximately 34 cars during each phase.

How long did we agree to provide access for in parking lot 6A?  There are two phases of the construction.  Phase 1, the new shopping center construction is expected to take about 12 months.  Phase 2, the residential tower construction is expected to take about 30 months. 

What will happen to the cement wall separating our complex from the Trump Village Shopping Center?  The wall will be taken down in sections and at the conclusion of their construction it will be replaced with a substitute barrier. 

What work will be happening in Building 6A parking lot?  Shortly you will see an 8-foot construction fence being put up near the Trump Village West wall that is approximately 80 feet long.  In early 2018, you may see a construction shed being placed over 34 parking spots that are nearest to the wall from space 220-253.  The shed over the parking spots is not a certainty at this point, but we will make sure that the shareholders of the 34 cars that are affected are updated with the latest information.

Will the work in the parking lot involve the remediation of contaminated soil?  Not at this time.  The remediation work is being done by National Grid under the supervision of the NYS Department of Environmental Protection.  National Grid did not have plans to do remediation at our property.  The agreement with the owners of Trump Village Shopping Center is not for the remediation.  National Grid has not been granted permission to access any part of our property at this time.  If you want to get more information as to the National Grid clean up the contact telephone is (718) 982-7349 or email us at info@dangmanparkmgpsite.com.

If there is noise or vibration should we report our complaints to 311?  We suggest that you let the management office know about noise, vibration or any other concern with the construction work.  I ask that if you see something, take a photo and provide it to the management office.  We have established open lines of communication with the general contractor doing the work at the Trump Village Shopping Center.

I told you that a quick solution would be had.   You can bet the pockets of Board were filled with XMAS goodies.
  No not money. 
Jobs within the Schron company or his associates for the sons/daughters, brothers/sisters,/nephews,nieces and friends of the Board is more likely.
Well this is how the City handled these matters.   The $$$$$ is in thus hidden in the jobs, which have to go to someone if they are actually real.  Hey, they just happened to apply and be chosen.

Now it seems we are going to have two new high rises we do not need by 2020-21, considering 271 SBA.   I thought the synagogue had air rights over the space.   How was that handled?

both synagogues sold their air rights to the original builder.  i am sure the current builder owns those rights still.
